Gondolin Land & Water are proud to contribute our specialist expertise in flood risk assessment and drainage design to the ambitious £30 million masterplan for Murrayshall Country Estate.
Working in close collaboration with the wider project team, including planning consultancy Turley, we supported the development of a comprehensive application for a transformative leisure and tourism destination in Perthshire.

Supporting a Landmark Development in Scotland
The planning application proposes significant enhancements to Murrayshall, including:
New leisure facilities
High-quality holiday accommodation
Dedicated land for solar energy generation, helping to decarbonise the estate
Up to 400 new jobs and long-term investment in the local economy
As experts in SuDS design, surface water drainage, and waste water treatment strategies, our role was critical in ensuring the proposed development is both environmentally responsible and technically robust.
Our Role: Flood Risk, SuDS, and Sustainable Drainage Strategy
Gondolin provided:
A detailed Flood Risk Assessment (FRA) in line with SEPA and local planning policy requirements
SuDS drainage design ensuring water quality and flow control measures
Wastewater treatment strategy to accommodate future development and environmental protections
Our approach balanced technical excellence with a strong understanding of planning sensitivities in rural and semi-rural developments, ensuring that environmental constraints were addressed from the outset.
Working Towards a Greener Future at Murrayshall
We're excited about the opportunity for this development to support climate-conscious growth, create local employment, and enhance tourism infrastructure in the region.
