Gondolin Land and Water was appointed to deliver flood risk and surface water management solutions for the redevelopment of Bandeath Industrial Estate, near Stirling. This project involved supporting two separate planning submissions — one for a class 6 storage and distribution facility and another for a mixed-use logistics development — both located adjacent to the River Forth.

For these applications, our team prepared detailed Flood Risk and Drainage Assessments (FRDA) in line with national planning policy and SEPA guidance. Recognising the site's proximity to the tidal River Forth and underlying clay-rich soils, a carefully tailored surface water management strategy was developed to mitigate risk and ensure compliance with Sustainable Drainage System (SuDS) principles.

Comprehensive Flood Risk and Surface Water Management Solutions

A thorough screening was undertaken to evaluate potential risks from all sources including fluvial, tidal, groundwater, and surface water flooding. The assessments confirmed the sites are located outside of identified flood extents and are at low risk from all reviewed sources, even when accounting for projected climate change impacts.

The drainage strategies were shaped by site-specific constraints, including poor soil permeability and the need to protect sensitive water environments. At the East site, runoff will be managed through a combination of underground storage and a SuDS pond, providing both attenuation and treatment prior to discharge into the River Forth.

For the West site, a high-level drainage strategy was proposed at the Planning Permission in Principle (PPP) stage, ensuring that surface water would be managed via a blend of permeable paving, SuDS basins, and subsurface storage solutions. Discharge rates will be controlled to greenfield runoff rates, maintaining pre-development conditions and protecting downstream receptors.
