Gondolin Land & Water recently supported another successful planning outcome in the Scottish Highlands, demonstrating our expertise in delivering flood risk assessments for rural tourism developments.
We were appointed to assist with a planning application for new staff accommodation at the Sligachan Hotel on the Isle of Skye. The Highland Council raised concerns regarding a watercourse that passes through a culvert beneath the existing hotel complex. To address these concerns and support the planning application, our team undertook a detailed Flood Risk Assessment (FRA).

Assessing the Rural Drainage Catchment
Rural and remote locations often present unique challenges, which is why our approach always begins with a thorough site visit.
Our team investigated the complex natural drainage arrangements within the surrounding catchment. We analysed upstream drainage patterns and undertook catchment studies to establish the contributing area draining to the watercourse in question.
As part of the assessment, we carried out peak flow calculations to determine the likely discharge generated during significant rainfall events. These predicted flows were then compared against the capacity of both the existing watercourse and the culvert structure beneath the hotel.
Our findings demonstrated that:
- The watercourse presents a low risk of flooding to the development site.
- The existing drainage infrastructure provides sufficient capacity to convey expected peak flows.
- The proposed staff accommodation would not be exposed to significant flood risk.
Following review of the Flood Risk Assessment, The Highland Council removed their objection, allowing planning permission to be granted.
