Gondolin Land & Water was appointed to undertake a Flood Risk and Drainage Assessment (FRDA) in support of a planning application for the mixed-use redevelopment of premises at 49-65 Trades Lane, Dundee City Centre. We are pleased to share that the project has successfully received planning approval!
Project Overview
The project involves the conversion of a former retail and warehouse space into new residential apartments with rooftop amenity space, revitalising an underutilised site in the heart of Dundee City Centre. Given the site's setting and proximity to the Tay Estuary, a detailed flood risk assessment was essential to ensure the development’s long-term resilience and compliance with regulatory requirements.
Flood Risk & Drainage Solutions Implemented
Our team conducted a thorough analysis of potential flood risks, including coastal flooding and surface water flooding, and developed bespoke mitigation measures tailored to the site's specific needs. Key solutions included:
Flood Risk Management
Minimum Floor Levels: The development was designed with floor levels set above the design flood level, incorporating a +600mm freeboard allowance to account for future climate change impacts.
Tidal & Coastal Flooding Protection: Using SEPA flood maps and the UK Coastal Flood Boundary Model, we established a safe elevation threshold to protect against tidal and coastal flooding events.
Strategic Floor Use Planning: Different floors were designated for specific uses based on assessed flood risk levels, ensuring appropriate residential safety measures.
Sustainable Drainage Solutions (SuDS)
SuDS Strategy: A Sustainable Drainage System (SuDS) incorporating lined raised planters with bioretention systems was integrated into the design to manage surface water runoff and improve water quality.
Surface Water Discharge Reduction: The implemented strategy achieves a 30% reduction in discharge rates to the public combined sewer, contributing to sustainable urban drainage practices.
Flood Emergency Planning
A site-specific Flood Emergency Plan was developed to enhance resilience and preparedness for extreme weather events, ensuring long-term safety for future occupants.
